Royalgreen is freehold and built as eight blocks of five storeys - one of the lowest-density formats you will find on freehold land this close to Orchard. In a district where most new supply arrives as towers, a five-storey freehold block on Anamalai Avenue is structurally different stock.

Royalgreen is a freehold development of 285 units at 2 to 6 Anamalai Avenue, District 10, developed by Allgreen Properties. It is built as eight blocks of five storeys with communal facilities and a common basement car park - a low-rise, low-density format that is increasingly rare on freehold land in the Tanglin and Holland area. It launched in October 2019 and obtained its Temporary Occupation Permit on 8 December 2021, with the Certificate of Statutory Completion also obtained.
The developer is Allgreen Properties, part of the Kerry Properties group and ultimately the Kuok group. That corporate parentage matters in District 10, where Allgreen has built repeatedly: the adjoining Juniper Hill is also in the portfolio, as is the more recent Pasir Ris 8. A developer with a long land bank in the same district tends to build to a consistent standard and to stay invested in the area's reputation.
The facilities are spread across the low-rise site rather than stacked into a podium: a Forest Grove Courtyard and Central Green, a 50m lap pool with pool deck and canopy deck, a spa pool, children's pool, play deck and children's playground, BBQ and poolside BBQ pavilions, and a clubhouse. For 285 units on a low-rise footprint, that is a generous amenity programme.

The Sixth Avenue corridor is one of the clearest examples in Singapore of how rail changes a location. Sixth Avenue MRT station on the Downtown Line is about 394m from Royalgreen, and that line runs direct through Botanic Gardens, Newton, Little India, Bugis, Chinatown and Marina Bay - meaning both the Orchard fringe and the Central Business District are reachable without a change of train. The surrounding area is also one of the most established private residential belts on the island, with a mix of good-class bungalows, landed housing and older low-rise apartments around Sixth Avenue, Bukit Timah Road and Holland Road, plus the Guthrie House and Coronation Plaza clusters for convenience retail. Botanic Gardens is a short drive and the Rail Corridor and Green Corridor walks run nearby, with the Bukit Timah nature reserve and reservoir further along. Orchard Road is about a ten-minute drive. What the address offers is the combination of a mature, low-rise private neighbourhood with genuinely useful rail - which is a narrower combination than it sounds.
Day-to-day convenience is strong on the essentials and thinner on scale. A Cold Storage supermarket is about 207m away, which covers routine shopping on foot, with Hao Mart at about 828m and Ryan's Grocery at about 967m serving the organic and specialty end. Sixth Avenue and Coronation Plaza hold a cluster of restaurants, cafes, clinics and services within walking distance, and Holland Village and Cluny Court are a short drive. There is no major shopping mall within a kilometre, so larger retail means Orchard Road or the Bukit Timah malls. On schooling, Nanyang Girls' High School is about 952m, and the wider Bukit Timah and Holland belt - including the primary schools around Holland Road, Bukit Timah and Sixth Avenue - sits within a short drive, though no primary school falls inside the kilometre band. Within the development the amenity programme is full relative to the unit count: a 50m lap pool, spa pool, children's pool, clubhouse, BBQ and poolside BBQ pavilions, play deck, children's playground and landscaped grounds including a forest grove courtyard and central green.
District 10 is one of Singapore's two strongest rental markets outside the immediate Orchard core, and the Sixth Avenue corridor sits within it. The tenant base is expatriate families attached to the international schools and the Botanic Gardens and Bukit Timah embassy belt, professionals working in the Central Business District who value the Downtown Line connection, and academics attached to the National University of Singapore and the one-north research cluster a short drive away. Four- and five-bedroom freehold units in this location command rents that most of the island cannot match, and low-rise layouts with larger floor plates are specifically sought after by families who do not want a tower apartment. The constraints are the usual prime-district ones: entry prices are high, so gross yields are modest, and the buyer is underwriting capital preservation and income stability rather than headline return. Freehold tenure in District 10 also protects against the lease-decay discount that affects older leasehold stock in the same area, which matters over a long hold.
The Sixth Avenue and Bukit Timah corridor has already been through its most consequential change, and it was the Downtown Line. Sixth Avenue and Tan Kah Kee stations opened in 2015, and the effect on a previously car-dependent private residential belt was immediate - the corridor went from relying on Bukit Timah Road buses and the Pan-Island Expressway to having direct rail access to the Botanic Gardens, Newton, the city and Marina Bay. Since then the transformation has been gradual and principally one of replacement: older low-rise apartment buildings and small landed parcels along Sixth Avenue, Anamalai Avenue and the surrounding streets have been progressively redeveloped into newer freehold developments, of which Royalgreen is one. Looking forward, the changes to expect are continued incremental redevelopment of the surrounding older freehold stock as sites come together, the ongoing enhancement of the Botanic Gardens and Rail Corridor as public amenities, and the longer-term build-out of the one-north and Buona Vista employment cluster, which supports demand in the wider area. This is a mature district where the sensible expectation is stability, with gradual quality improvement rather than a re-rating event.
