New landed launches are rare in Singapore, and leasehold ones rarer still. Pollen Collection is 132 three-storey houses with attic on a 99-year lease in the Seletar Hills landed enclave. Buyers weighing it against resale freehold terraces a street away should treat the lease as the central trade-off, not a footnote.
Bukit Sembawang appointed W Architects, the practice behind the President's Design Award. The houses carry bolder, more textured facades than the surrounding resale stock, with interiors kept deliberately light and airy.

Pollen Collection is a 132-unit landed development by Bukit Sembawang Estates Limited on Nim Road, in the Seletar Hills landed enclave of District 28. It is entirely made up of three-storey houses with attic on 99-year leasehold land - a configuration that is unusual in a market where almost every new launch is high-rise.
The mix is 106 intermediate terraces, 22 corner terraces and two pairs of semi-detached houses. Every home has five bedrooms with ensuite bathrooms and a private lift. W Architects designed the houses, and the facades are noticeably more textured than the resale terraces around them.
The houses are built to envelope control, an approach that fixes the building's outer envelope while leaving the internal layout free. Bukit Sembawang describes this as flexibility to re-define, re-configure and re-design interior space according to a family's changing needs - useful in a house that has to serve several generations at once.
The estate itself is mature. Seletar Hills is a settled landed enclave, and it is the same estate in which Bukit Sembawang built Luxus Hills and Watercove and has since launched Pollen Collection II. That continuity matters: this is a developer building repeatedly in a market it knows, not testing unfamiliar ground.
One practical point. No MRT station is within a kilometre of the site and no primary school is either, so this is a car-first address. That is consistent with the landed market it sits in, but it is the first thing to weigh if you are used to an MRT-line apartment.

Seletar Hills is one of Singapore's older landed enclaves, in the north-east between Ang Mo Kio and Seletar Aerospace Park. Its appeal is space and settled surroundings rather than connectivity: there is no MRT station within a kilometre, and no primary school within a kilometre either. Practically, that means a car for almost everything, and that expectation is already baked into the price of landed property here. What the location does offer is proximity to the Seletar Aerospace Park employment cluster and to the mature amenities of Ang Mo Kio and Hougang for the ordinary weekly errands.
The immediate retail is neighbourhood-scale. Sheng Siong is about 500m away, which covers daily groceries, with a Giant supermarket further out at roughly 1.1km. Anderson Secondary School is around 1.2km. Larger malls require a drive into Ang Mo Kio, Hougang or Sengkang. For a landed estate this is normal - the trade-off for space and privacy is that the convenience retail is thinner than in a town-centre apartment setting.
Leasehold landed houses are not primarily an investment product. The rental pool for a five-bedroom terrace in Seletar Hills is thin and specialised: expatriate families attached to the Seletar Aerospace Park cluster or the international schools in the north-east are the realistic tenant base, and they tend to want proximity to school and to the city. Buyers should treat Pollen Collection as an owner-occupier purchase and evaluate it on that basis.
The structural change in this part of Singapore is Seletar Aerospace Park, the dedicated aerospace maintenance, repair and overhaul cluster that has grown up around the former Seletar Airport. It has brought a genuinely new employment base into the north-east, together with the supporting food and retail nodes that have appeared alongside it. Beyond that, the broader north-east transformation - Punggol Digital District, the Sengkang and Punggol town developments - is a drive away rather than on the doorstep. Seletar Hills itself is essentially built out, so the change to expect is gradual improvement in the surrounding amenities rather than a step change in the estate itself.
