D28 - Seletar / Yio Chu Kang
Key milestones for Parc Greenwich.
A landmark development that brings together an unbeatable location and trusted developer pedigree.
The nearest mall is about 148m from the development, with Cold Storage 176m off, Sheng Siong around 371m and FairPrice about 485m. Fernvale is one of the few EC locations where the supermarket and the mall are both a short walk rather than a bus ride, and The Seletar Mall, Compass One, Rivervale Mall and Waterway Point are all within the wider area.
The development is served by Fernvale LRT on the Sengkang LRT network, which links to Sengkang MRT on the North East Line, with the Tampines Expressway and Central Expressway both close for drivers. There is no heavy-rail station within a kilometre, so the LRT-to-NEL connection is how most residents reach the city.
Fernvale Primary School is about 537m away and Sengkang Green Primary around 736m, both within the one-kilometre priority radius. Within two kilometres sit Rosyth School, Anchor Green Primary, Fernvale Green Primary and Hougang Primary, and the immediate area has six preschools including My First Skool, PCF Sparkletots and E-Bridge.
The amenity programme is built around Pool Oasis, with a 50m lap pool, oasis and sun decks, a sunset pavilion, central garden and tai chi lawn. A Wellness Zone adds a wellness lobby and club, while a Family Meadow provides a village lawn, playground, farm-to-table plot and BBQ pavilion.
The local masterplan story is substantial: Punggol Digital District is being developed as a major innovation and business node, Seletar Aerospace Park and Seletar Airport anchor an aviation cluster, Sengkang West Industrial Park provides industrial employment, and Jalan Kayu is designated an identity node. These are employment and population drivers rather than speculative proposals.
The project entity is Fernvale Lane Pte Ltd, a joint venture between Frasers Property and CSC Land Group, and the project's own materials name Frasers Property as the developer. Frasers brings a long EC record including Twin Fountains and Twin Waterfalls, as well as the Riviere condominium on the Singapore River.

D28 - Seletar / Yio Chu Kang
Parc Greenwich is a 496-unit executive condominium at 31 Fernvale Lane in District 28, built as nine 14-storey blocks over a common basement carpark. It launched in September 2021, all 496 units have been sold, and the project has reached TOP. It was the first new EC launch in District 28 in about eight years, which concentrated a decade of pent-up local demand onto a single 496-unit project.
What sets the location apart is that everyday retail is genuinely walkable. Greenwich V is about 148m from the development, Cold Storage around 176m, Sheng Siong roughly 371m and FairPrice about 485m, with Fernvale Point and The Seletar Mall both under a kilometre and Compass One, Rivervale Mall and Waterway Point within the wider Sengkang area. On schools, Fernvale Primary is about 537m away and Sengkang Green Primary around 736m — both inside the one-kilometre priority radius — with Rosyth School, Anchor Green Primary, Fernvale Green Primary and Hougang Primary all within two kilometres.
Transport runs on the Sengkang LRT rather than heavy rail. Fernvale LRT connects the estate to Sengkang MRT on the North East Line, and the Tampines and Central expressways are both close for drivers. There is no MRT station within a kilometre, which is the main practical compromise of this address, but the LRT link is direct and the road connections are good.
The grounds are organised into five zones rather than a single amenity deck: arrival and Village Square for the entry sequence and function spaces, Pool Oasis with a 50m lap pool, oasis and sun decks, sunset pavilion and tai chi lawn at the centre, a Family Meadow with village lawn, playground, farm-to-table plot and BBQ pavilion, and a Wellness Zone with its own lobby and club. Fernvale Lane Pte Ltd — the joint venture between Frasers Property and CSC Land Group — developed the project, and the project's own materials name Frasers Property as the developer. The wider masterplan is a genuine support: Punggol Digital District, Seletar Aerospace Park and Seletar Airport, Sengkang West Industrial Park and the Jalan Kayu identity node all sit within the surrounding area.
Backed by Fernvale Lane Pte Ltd.
Parc Greenwich was developed by Fernvale Lane Pte Ltd, the joint venture between Frasers Property and CSC Land Group. Frasers Property is one of Singapore's larger listed developers with a long record across residential, retail and commercial property, while CSC Land is the property arm of the China State Construction Engineering Corporation group.
Notable Projects
A closer look at the factors that make this development a compelling opportunity.
Parc Greenwich is an LRT-and-bus location rather than a heavy-rail one. No MRT station is within a kilometre; residents use Fernvale LRT on the Sengkang LRT network to reach Sengkang MRT on the North East Line, which connects onward to Serangoon and the city. The Tampines Expressway and the Central Expressway are both accessible, putting the Seletar Aerospace Park, Sengkang West Industrial Park, Punggol and the city within reasonable commuting distance. The strength of the address is convenience rather than rail — Greenwich V shopping centre is about 148m away.
Everyday retail is excellent by any standard, not just for an EC. Greenwich V is about 148m from the development, Cold Storage around 176m, Sheng Siong roughly 371m, FairPrice about 485m, a FairPrice Finest around 778m, Fernvale Point roughly 868m and The Seletar Mall about 788m, with Compass One, Rivervale Mall and Waterway Point in the wider Sengkang area. On schools, Fernvale Primary School is about 537m and Sengkang Green Primary around 736m — both inside the one-kilometre priority radius — with Rosyth School, Anchor Green Primary, Fernvale Green Primary and Hougang Primary within two kilometres, and six preschools in the immediate neighbourhood. The Seletar Hills landed enclave next door keeps the surrounding area low-rise.
Being an executive condominium, Parc Greenwich was bought overwhelmingly by owner-occupiers, and the minimum occupation period restricts how much of the development can reach the rental market at any one time. That keeps competing supply structurally low, which is favourable for a landlord, but it also means the rental pool is biased toward the smaller unit types where owners do let. Tenant demand comes from the north-east employment base — Seletar Aerospace Park, Sengkang West Industrial Park, the industrial and business parks around Ang Mo Kio and Yio Chu Kang, and, increasingly, Punggol Digital District as it comes onstream. Expect steady, family-oriented demand rather than a high-turnover expatriate market.
The surrounding area has an unusually substantial masterplan pipeline for an established suburb. Punggol Digital District is being developed as a major innovation, business and education node, which will add both jobs and population to the north-east. Seletar Aerospace Park and Seletar Airport anchor an aviation and aerospace cluster that has been growing for years, and Sengkang West Industrial Park provides industrial employment nearby. Jalan Kayu is designated an identity node, which typically brings targeted improvements to the local streetscape and amenity. Closer to home, Parc Greenwich was itself the first new EC launch in District 28 in about eight years, so the immediate neighbourhood has limited new supply coming. The residential surroundings are mature and low-rise, protected in part by the Seletar Hills landed enclave, so expect gradual improvement rather than wholesale change.
