What supports rents here is scarcity at building level: with only 42 units, an owner competes against very few comparable units, and freehold boutique stock in this corridor turns over slowly. What limits it is size - 42 units means fewer facilities than a large condominium - and the East Coast's substantial competing supply in Marine Parade, Amber Road, Siglap and Tanjong Rhu, plus the newer projects along Sims Avenue and Geylang Road. Yields tend to be moderate, and the commercial units, while they can produce higher gross returns, carry business-cycle and vacancy risk that residential does not.
Geylang's transformation is unusual because the outcome in its historic core was preservation rather than replacement. The shophouse rows along Geylang Road and Sims Avenue and in the surrounding lorongs were conserved rather than demolished, which is why the area retains its distinctive low-rise texture and its food culture. Around that conserved core, the wider corridor has been progressively redeveloped: older low-rise and industrial parcels along Guillemard Road, Sims Avenue and the Kallang corridor have been replaced with small residential and mixed-use buildings of the type Tedge represents, and Paya Lebar has been built out as a regional centre with offices, retail and public space. The two most consequential recent changes are the completion of the Downtown Line through Mattar and Geylang Bahru, which opened in 2017 and added rail to the immediate area, and the opening of the Thomson-East Coast Line through Marine Parade and Siglap in June 2024, which connected the East Coast directly to the city. Looking forward, the changes to expect are the continued piecemeal replacement of older freehold stock with boutique buildings, the ongoing effects of the Paya Lebar Airbase redevelopment as a very long-term source of new land and amenity to the east, and the growth of the Kallang Riverside area, which is being repositioned for residential and lifestyle use. The conserved shophouse core means the immediate streetscape around Guillemard Road should change relatively little.
