D23 - Bukit Batok / Bukit Panjang
Key milestones for The Arden 雅诗轩.
A landmark development that brings together an unbeatable location and trusted developer pedigree.
Bukit Panjang station is about 511m away - the Downtown Line terminus and the interchange with the Bukit Panjang LRT, so the whole town is reachable by rail from the door. Junction 10 is about 531m and Hillion Mall about 657m, which puts a mall, an MRT station and a bus interchange all within a ten-minute walk.
A Sheng Siong is about 382m away and a second Sheng Siong about 515m, with a FairPrice about 575m and another FairPrice about 657m. Teck Whye Shopping Centre is about 729m and Bukit Panjang Plaza about 873m, so the daily errand does not require a car or a bus.
West View Primary School is about 814m away and Teck Whye Primary about 869m, both inside the one-kilometre priority band, with Chua Chu Kang Secondary about 758m and Assumption Pathway School about 1,256m. Bukit Panjang is well supplied at both primary and secondary level.
The Arden is a residential low-rise development of 105 units on a 99-year lease from 14 July 2023. A low-rise format in a town dominated by high-rise blocks and HDB estates is a specific choice, and it gives the building a quieter scale and a smaller owner community than the surrounding stock.
The development sits on the western edge of the central catchment, with the Bukit Timah Nature Reserve, the Dairy Farm nature area and the Bukit Batok Nature Park all within a short drive, and the Bukit Panjang and Zhenghua park connectors nearby. For a household that uses the green network, that is a genuine advantage.
Bukit Panjang is a mature town with its own MRT and LRT network, the Hillion and Junction 10 retail developments, a public library, a polyclinic and community facilities, and it sits between the Bukit Timah corridor and Choa Chu Kang. Everything a household needs daily is inside the town rather than a trip away.

D23 - Bukit Batok / Bukit Panjang
The Arden is a residential development of 105 units at Bukit Panjang, District 23, developed by CNQC Realty (Phoenix) Pte Ltd within the CNQC International group. It is a low-rise development on 99-year leasehold land with the lease running from 14 July 2023, and it is scheduled to complete in 2027. URA records all 105 units as taken up following its August 2023 launch.
The low-rise format is the distinguishing choice. Bukit Panjang is a mature town dominated by high-rise HDB blocks and newer condominium towers, and a low-rise development of 105 units sits differently within that context - quieter in scale, with a smaller owner community and a lower shared maintenance base than a large tower would carry. Combined with the position on the western edge of the central catchment, where the Bukit Timah Nature Reserve, the Dairy Farm nature area and the Bukit Batok Nature Park are all within a short drive, it appeals to households that want a settled residential setting rather than a high-density one.
The connectivity is the practical strength. Bukit Panjang station is about 511m away - the terminus of the Downtown Line and the interchange with the Bukit Panjang LRT - which means the whole town and the city are reachable by rail from the front door. The Downtown Line runs directly through Botanic Gardens, Newton, Bugis, Chinatown, Downtown and Marina Bay. Junction 10 is about 531m away and Hillion Mall about 657m, so a shopping mall, an MRT station and a bus interchange are all inside a ten-minute walk, and Teck Whye Shopping Centre is about 729m with Bukit Panjang Plaza about 873m.
On everyday provision the position is strong: a Sheng Siong is about 382m away and a second Sheng Siong about 515m, with a FairPrice about 575m and another FairPrice about 657m - four supermarkets within 700m. On schooling, West View Primary is about 814m and Teck Whye Primary about 869m, both inside the one-kilometre priority band, with Chua Chu Kang Secondary about 758m and Assumption Pathway School about 1,256m.

A closer look at the factors that make this development a compelling opportunity.
Bukit Panjang is one of the better-connected towns in the west, and The Arden is positioned inside that network rather than at its edge. Bukit Panjang station is about 511m away - the terminus of the Downtown Line and the interchange with the Bukit Panjang LRT - so the whole town is reachable by rail and the Downtown Line runs directly through Botanic Gardens, Newton, Bugis, Chinatown, Downtown and Marina Bay without a change of train. That single line connects the western suburbs to the city centre, the financial district and the retail core. On top of the rail, the site is about 531m from Junction 10 and about 657m from Hillion Mall, so a major shopping mall, the MRT station and the bus interchange all sit within a ten-minute walk. Road access is via the Bukit Timah Expressway and the Kranji Expressway, and the town sits between the Bukit Timah corridor and Choa Chu Kang. The setting is also greener than the location alone suggests: the development is on the western edge of the central catchment, with the Bukit Timah Nature Reserve, the Dairy Farm nature area, the Bukit Batok Nature Park and the Bukit Panjang and Zhenghua park connectors all within a short distance.
Everyday provisioning is unusually close for a suburban location. A Sheng Siong supermarket is about 382m away and a second Sheng Siong about 515m, with a FairPrice about 575m and another FairPrice about 657m - four supermarkets inside 700m. Junction 10 is about 531m and Hillion Mall about 657m, with Teck Whye Shopping Centre about 729m and Bukit Panjang Plaza about 873m; the town also has a public library, a polyclinic and community facilities. On schooling, West View Primary at about 814m and Teck Whye Primary at about 869m are both inside the one-kilometre priority band, with Chua Chu Kang Secondary at about 758m and Assumption Pathway School at about 1,256m. Being a mature town rather than a new one, Bukit Panjang's amenities are already built and operating rather than promised, which is a material difference for a buyer comparing this location against the newer western towns.
Bukit Panjang has a steady rental market anchored by the Downtown Line and the town's own retail and community infrastructure. The tenant base spans professionals who commute into the city via the Downtown Line, staff and students attached to the institutions along the Bukit Timah corridor including the National University of Singapore and Ngee Ann Polytechnic further south, healthcare staff associated with the hospitals in the western cluster, and families who want a mature town with schools within walking distance. What supports rents here is the dual transport position - MRT and LRT as well as a bus interchange - and the depth of the immediate amenity, since Junction 10, Hillion Mall and four supermarkets all sit within a ten-minute walk. The constraints are the standard western ones: Bukit Panjang and the adjoining Choa Chu Kang and Bukit Batok areas carry a very large volume of competing HDB and private residential supply, and at 105 units with a low-rise format the development offers fewer facilities than a large condominium, which narrows the tenant pool slightly. Yields here tend to be middle-of-the-range and stable. Buyers should underwrite the transport position, the green setting and the mature amenity rather than expecting premium rents.
Bukit Panjang's transformation is complete and it was driven by rail and by town renewal. The decisive change was the Downtown Line, which opened through Bukit Panjang in 2015 and 2017 and made the town the line's western terminus, with an interchange to the Bukit Panjang LRT. That converted a town previously dependent on buses and on the Choa Chu Kang and Kranji corridors into a properly rail-connected district, and the effect on both land values and the type of buyer has been substantial. Alongside the rail, the town centre was regenerated around Hillion Mall and the integrated transport hub at Bukit Panjang, and Junction 10 - a mixed retail and community development - was completed to give the town another anchor. Older HDB estates in the town and in neighbouring Teck Whye and Senja have been progressively renewed under the Remaking Our Heartland programme. Looking forward, the changes to expect around Bukit Panjang are incremental: continued renewal of the older housing estates, ongoing improvement in the park connector and green network, the effects of the Jurong Region Line now under construction in the west which will change connectivity across the wider region, and over the longer term the development of the Tengah new town immediately to the southwest. For an owner here, the expectation is a mature and well-serviced town in a region that is steadily gaining more rail and more employment, rather than a dramatic change of character.
