D14 - Eunos / Geylang / Paya Lebar
Key milestones for The Antares 星宇轩.
A landmark development that brings together an unbeatable location and trusted developer pedigree.
Mattar station on the Downtown Line is about 162m away, and the estate has a sheltered linkway running from its side gate into the station - so the walk to the train is covered. MacPherson is about 673m for the Circle Line and Aljunied about 992m for the East-West Line, giving three lines in reach.
Canossa Catholic Primary School is about 241m from the development - a three-minute walk and one of the closest school placements available anywhere. Geylang Methodist School (Primary) is about 860m and the secondary section about 861m, with Cedar Primary and Kong Hwa further out.
The Antares comprises four blocks of five to 18 storeys with 265 units on a site of about 67,061 sqft, offering one- to four-bedroom layouts. Four blocks on a site that size gives real spacing between them and a facility programme spread across a landscape deck rather than compressed into one podium.
The development was built by FSKH Development Pte Ltd, a consortium of Keong Hong Holdings, Hock Lian Seng Holdings and TA Corporation - three Singapore-listed groups. Combining a contractor-developer, a civil engineering group and a listed property company is a structure that reflects the scale and the engineering involved in the site.
The facilities are unusually characterful for the segment: a 33.3m starlit lap pool, water spa, hammock alcove, crossfit circuit, outdoor fitness zone, teppan dining place, swing nook, multi-purpose lawn, gym, kid's rock climbing zone and a space-themed kid's planet, alongside a sky terrace. The naming follows the Antares star and gives the development a coherent identity rather than a generic facility list.
A FairPrice is about 416m away, a second FairPrice about 564m, a Sheng Siong about 691m and another Sheng Siong about 749m - four supermarkets within 750m. Geylang's shophouse food culture and the Paya Lebar retail cluster are both close, so everyday provisioning does not require a car.

D14 - Eunos / Geylang / Paya Lebar
The Antares is a 265-unit development at 19 to 25 Mattar Road, District 14, built by FSKH Development Pte Ltd - a consortium of Keong Hong Holdings, Hock Lian Seng Holdings and TA Corporation. It comprises four blocks of five to 18 storeys on a site of about 67,061 sqft, with one- to four-bedroom layouts, a landscape deck holding the swimming pool and ancillary facilities, and two levels of basement car parking. It obtained its Temporary Occupation Permit in November 2022, and URA records all 265 units as taken up following its September 2019 launch.
The position relative to the train is the defining practical feature. Mattar station on the Downtown Line is about 162m away, and the estate has a sheltered linkway running from its side gate directly into the station - which means the walk to the train is covered for its full length. Very few private developments offer a covered route to a station at that distance. For broader reach, MacPherson is about 673m for the Circle Line and Aljunied about 992m for the East-West Line, so three lines are accessible within a kilometre. The Downtown Line runs directly through Bugis, Promenade, Chinatown, Downtown and Marina Bay.
The school position is similarly close. Canossa Catholic Primary School is about 241m away - roughly a three-minute walk, and one of the closest primary school placements on any private development in Singapore. Geylang Methodist School is about 860m for the primary section and about 861m for secondary, with Cedar Primary and Kong Hwa School further out. For a family buying on school access, very little else in the district competes with that.
The site itself is larger than the unit count suggests. At about 67,061 sqft carrying 265 units across four separate blocks of five to 18 storeys, the development has genuine spacing between blocks and a facility programme spread across a landscape deck. The amenities are unusually characterful for the segment - a 33.3m starlit lap pool, water spa, outdoor shower, hammock alcove, crossfit circuit, outdoor fitness zone, teppan dining place, swing nook, multi-purpose lawn, gym, kid's rock climbing zone and a space-themed kid's planet, alongside a sky terrace. The naming follows the Antares star and gives the development a coherent identity rather than a stock facility list.
On everyday provision, a FairPrice is about 416m away, a second FairPrice about 564m, a Sheng Siong about 691m and another Sheng Siong about 749m - four supermarkets within 750m. Geylang's shophouse food culture along Geylang Road and Sims Avenue is within walking distance, and Paya Lebar, with its regional centre offices and Paya Lebar Quarter retail, is two stops away.
Hock Lian Seng Holdings Limited is a Singapore-based construction and civil engineering group. The group has a strong track record in infrastructure and building construction, and participates in property development projects.
Keong Hong Holdings Limited is a Singapore-listed construction and property development group. The group has a strong track record in both building construction and property development, with experience in residential, commercial, and institutional projects.
TA Corporation Ltd is a Singapore-listed construction and property development group with operations in Singapore, Malaysia, and Vietnam. The group has a strong track record in both construction and residential development.
A closer look at the factors that make this development a compelling opportunity.
The rail position at The Antares is close to the best in this district. Mattar station on the Downtown Line is about 162m away, and the estate has a sheltered linkway running from its side gate directly into the station, so the walk is covered end to end - a detail that matters daily in Singapore's climate and that most developments at this distance cannot offer. MacPherson is about 673m away for the Circle Line and Aljunied about 992m for the East-West Line, so three lines are accessible within a kilometre, and the Downtown Line itself runs directly through Bugis, Promenade, Chinatown, Downtown and Marina Bay. The location also sits between the MacPherson and Geylang corridors and Paya Lebar, which has been developed as a regional centre with offices, retail and public space; the Paya Lebar and MacPherson business districts are a short ride away, and the Kallang-Paya Lebar Expressway and Central Expressway are easily reached for the city and the north. The immediate surroundings mix conserved Geylang shophouses, older low-rise residential and newer development, which keeps the streetscape low-rise and gives the area its distinctive food culture along Geylang Road and Sims Avenue.
Everyday provision is dense. A FairPrice is about 416m away, a second FairPrice about 564m, a Sheng Siong about 691m and another Sheng Siong about 749m - four supermarkets within 750m, which removes the need for a car for routine shopping. Geylang's shophouse food corridor along Geylang Road and Sims Avenue is within walking distance and is one of the more distinctive eating districts in Singapore, and Paya Lebar Quarter adds mainstream retail a short ride away. On schooling the position is exceptional: Canossa Catholic Primary School is about 241m away, roughly a three-minute walk and among the closest primary school placements on any private development; Geylang Methodist School is about 860m for primary and about 861m for secondary, with Cedar Primary at about 1.38km and Kong Hwa School at about 1.68km. Within the development, the amenities are arranged on a landscape deck and are unusually characterful - a 33.3m starlit lap pool, water spa, outdoor shower, hammock alcove, crossfit circuit, outdoor fitness zone, teppan dining place, swing nook, multi-purpose lawn, gym, kid's rock climbing zone and a space-themed kid's planet, plus a sky terrace.
The three-line access and the distance to Mattar station make this a strong rental address by any standard, and the tenant base reflects it. The immediate catchment spans professionals working in the CBD and Marina Bay via the direct Downtown Line, staff working in the Paya Lebar regional centre and the MacPherson and Ubi business and industrial districts, healthcare and professional staff associated with the central and eastern clusters, and students and staff attached to the central institutions. The covered linkway to Mattar station is a genuine differentiator in the letting market, since tenants weigh the walk to the train heavily and a sheltered route at 162m is unusual. The unit mix spanning one to four bedrooms also broadens the pool, from single professionals to families. The constraints are the mirror of the location: the immediate area is busy and mixed, with the traffic and noise that come from being beside Geylang Road and Mattar Road, and District 14 has substantial competing condominium and older apartment supply. With 265 units the development carries moderate internal competition, and the 99-year leasehold tenure from 2019 means the clock is running. Yields here tend to be reasonable and stable rather than exceptional.
The transformation of the MacPherson and Geylang area is largely delivered, and its two forces were conservation and rail. The shophouse districts of Geylang and Jalan Besar were conserved rather than cleared, which preserved the low-rise mixed-use character, the food culture and the distinctive streetscape that make the area recognisable - and that conservation is why the immediate surroundings of The Antares are unlikely to be built up around the development. Alongside it, older low-rise and industrial parcels along MacPherson Road, Mattar Road and the Paya Lebar corridor have been progressively replaced with residential and commercial buildings, of which The Antares, completed in 2022, is one. The decisive infrastructure change was the Downtown Line, which opened in stages from 2013 with Mattar station entering service along MacPherson and Geylang Bahru, connecting the area directly to Bugis, Chinatown, Downtown and Marina Bay. Paya Lebar's designation and build-out as a regional centre added offices, retail and public space two stops away. Looking forward, the largest changes affecting this location over the medium term are the continued intensification of the Paya Lebar and Ophir-Rochor corridors, the renewal of the older industrial estates at Ubi and MacPherson, the growth of the Kallang Riverside area towards residential and lifestyle use, and the very long-term redevelopment of the Paya Lebar Airbase site, which will eventually release a large area of land for mixed use. For an owner, the expectation is a mature, well-connected district that keeps densifying around a conserved low-rise core.
