As an executive condominium, Parc Central was bought largely by owner-occupiers, and the Minimum Occupation Period restricts how much of the development can reach the rental market at any one time. Tenant demand comes from the Tampines and Changi employment base — the airport and aviation cluster, Changi Business Park, and the industrial estates along the eastern corridor — plus families who want to be in the Tampines school belt. Expect steady, family-oriented demand rather than a high-turnover expatriate market, and note that the larger three- and five-bedroom units will let considerably more slowly than compact ones.
Tampines is a mature town, and much of what makes it work is already delivered: the regional centre, Our Tampines Hub, the school belt and the bus network. The most significant recent change was rail — the Downtown Line extension through Tampines West, Tampines and Tampines East — which improved cross-town access, though none of those stations is within a kilometre of this site. A further green space, Tampines North Quarry Park, is under construction in the area. Longer term, the eastern corridor continues to evolve through Changi Airport's expansion and the industrial upgrading around Loyang and Changi, which supports employment demand locally. Do not expect dramatic change at the address itself; the surrounding estate is built up and unlikely to be redeveloped.
