D26 - Mandai / Upper Thomson
Key milestones for Springleaf Collection.
A landmark development that brings together an unbeatable location and trusted developer pedigree.
The tenure runs from 16 October 1884, leaving roughly 857 years. For practical purposes this behaves like freehold, and it is a rarity among new landed releases in Singapore.
Each terrace is built over four levels with an attic, served by a private lift and configured with five bedrooms, all ensuite. The layout is aimed squarely at multi-generational families.
Springleaf station on the Thomson-East Coast Line is about a nine-minute walk, putting Orchard and the Shenton Way area within a direct ride on the TEL.
Meng Suan Road sits between Springleaf Nature Park and the Central Catchment Nature Reserve, so the surroundings are low-density greenery rather than high-rise neighbours.
The collection at 43 to 52 Meng Suan Road totals 10 units. Strata landed of this size rarely comes to market, and the small count keeps the enclave private.

D26 - Mandai / Upper Thomson
Ten landed homes, one street, and a lease that began in 1884 — Springleaf Collection is an unusual proposition even by landed-market standards. The 999-year tenure, dated 16 October 1884, means roughly 857 years remain, which is why these strata terraces behave more like freehold assets than leasehold ones. Only 10 units make up the entire development at 43 to 52 Meng Suan Road.
Each home rises four storeys with an attic above, connected by a private lift and laid out with five bedrooms, all with ensuite bathrooms. Some units were offered with an optional pool. At five bedrooms over that many levels, the design is clearly aimed at multi-generational households that need separate zones under one roof rather than a larger single-floor footprint.
Springleaf MRT station on the Thomson-East Coast Line is about 690m away — a walk of roughly nine minutes. The TEL links directly to Orchard and continues into the CBD and Marina Bay, which makes the site more connected than its leafy surroundings suggest. Daily needs are met further afield in Upper Thomson and Yishun, since the immediate neighbourhood is low-density landed housing and nature reserve rather than a commercial belt.
Pricing for the collection has been marketed from around $5.28 million, which places it in direct competition with resale semi-detached and corner-terrace stock in Districts 26 and 27. What it offers instead is tenure: a 999-year lease in a market where most new landed releases are 99-year, plus a location wedged between Springleaf Nature Park and the Central Catchment. Completion is expected around December 2028.

A closer look at the factors that make this development a compelling opportunity.
Springleaf MRT on the Thomson-East Coast Line is about 690m away, a walk of roughly nine minutes. The TEL runs direct to Orchard, the CBD and Marina Bay, giving a landed address an unusually strong rail connection. Drivers reach the Seletar Expressway and the Central Expressway via Upper Thomson Road.
The immediate area is deliberately low-key: Springleaf Nature Park, the Central Catchment Nature Reserve and low-density landed housing. Daily shopping and dining are found a short drive away in Upper Thomson, Springleaf and Yishun, where supermarkets, eateries and the Yishun town centre are located.
Strata landed homes are not subject to the minimum occupation period that applies to HDB flats and executive condominiums, so they can be rented out immediately. Demand at this price point comes from expatriate families and senior executives who want space and greenery with rail access — a small but persistent pool in the Upper Thomson and Mandai corridor.
The Thomson-East Coast Line has already changed the calculus for this stretch of Upper Thomson by putting a previously car-dependent area on the rail map. The wider Lentor and Springleaf corridor is also seeing new residential development, which gradually adds amenities to a neighbourhood that has historically had few.
