That structure reflects both the scale of the parcel and the scarcity of land in the Holland Village precinct, where sites of this size rarely come to market.

The development sits at the junction of Holland Road and North Buona Vista Road, close to the Singapore Botanic Gardens, within the green belt that runs from Tanglin through Cluny Park and Bukit Timah. This is one of the strongest rental addresses in Singapore outside the prime Orchard core. Holland Village's own dining and lifestyle culture is a strong draw for tenants who want a walkable neighbourhood rather than a purely residential estate. The Thomson-East Coast Line has not reached this area, but the Circle Line and East-West Line interchange at Buona Vista is about 734m and connects most of the island. The caveats are the familiar District 10 ones: entry prices are high, gross yields are consequently modest, and 666 units in a single development means internal competition for tenants. Serviced apartments and competing condominiums in the Holland, Bukit Timah and one-north areas add further supply. Buyers should underwrite capital preservation and tenancy quality rather than headline yield.
Holland Village has been through a deliberate and largely successful transformation, and the latest chapter is this development itself. The precinct was traditionally a low-rise village of shophouses, the Holland Road Shopping Centre and the Chip Bee Gardens terrace houses, and it retained that character for decades while the surrounding Holland and Bukit Timah areas filled with landed housing, embassies and low-rise apartments. The Circle Line, with Holland Village station opening in 2011, brought rail to the precinct for the first time and changed its accessibility materially. More recently, the Holland Village Way Government Land Sales parcel was released and won by a four-developer joint venture, which is the site now being built on - a signal that the precinct is being repositioned towards higher-density, higher-value residential development while the conserved shophouses and village core are retained. Looking forward, the largest change affecting this part of the island is the continued build-out of one-north and the Greater one-north masterplan, together with the redevelopment of older sites around Buona Vista and along North Buona Vista Road.
