One caveat worth knowing: Mount Pleasant MRT is nearer on the map but is not operational — it has been held closed since November 2022 pending the surrounding housing estate. The more consequential locational advantage is institutional: the Novena medical hub, with Tan Tock Seng Hospital, Novena Medical Center, Thomson Medical Centre, Ren Ci Community Hospital and the National Centre for Infectious Diseases, runs along this stretch of Thomson Road.
Everyday retail is walkable: Balestier Hill Shopping Centre is about 185m away and Balestier Road around 325m, with local shops and food along the Balestier corridor. Square 2 at Novena is roughly 646m and Zhongshan Mall about 653m, with a FairPrice Finest, FairPrice and Don Don Donki all within about 650m, and Velocity at Novena Square and United Square a short distance further. The city fringe location and Novena MRT at 630m add a further layer of CBD-commuter demand. With only 90 units, a landlord faces very little competition from within the same building, which is a meaningful advantage, but the corollary is thin comparable evidence and potentially longer void periods in a downturn. The larger four-bedroom layouts will have a much narrower tenant pool than the one- and two-bedroom units.
The immediate surroundings are established and low-rise, protected by the landed enclave the development overlooks, so change at the address itself is likely to be gradual infill along the Thomson and Balestier corridors. The more visible shifts are the Thomson-East Coast Line, which added rail capacity along the Thomson corridor, and the longer-dated Mount Pleasant housing estate planned on the former Old Police Academy site to the north — the reason Mount Pleasant MRT is being held closed until the estate is ready. That estate will introduce a substantial new residential population and amenity to the area over the coming decade. Closer in, the Novena medical and commercial hub continues to intensify, and the Balestier corridor retains its older shophouse and low-rise character rather than being transformed. Buyers should treat the Mount Pleasant estate as a genuine long-term positive rather than a near-term catalyst.
