Buyers should view Royal Hallmark as a long-hold freehold asset with a solid but unspectacular rental story, rather than an income play.
Katong's transformation is essentially complete, which is part of its value. The district has been steadily upgraded over two decades through conservation of the peranakan shophouse stock along East Coast Road, Koon Seng Road and Joo Chiat Road, the arrival of newer malls and the continued renewal of the older freehold estates. The most recent structural change is the Thomson-East Coast Line, with Marine Parade station now open within about a kilometre - the first rail connection the east coast has had, and one that has already changed how the district is priced relative to the city. Looking ahead, the larger changes affecting this part of the island are the continued build-out of the Thomson-East Coast Line eastwards towards the Thomson-East Coast Line's eastern terminus, the ongoing redevelopment of older freehold estates in Marine Parade, Amber Road and Tanjong Rhu into new high-rise stock, and the long-term planning for the Greater Southern Waterfront and the Long Island reclamation scheme off the east coast, which is a multi-decade project intended to protect the coastline and create new land. Haig Lane itself is zoned low-rise and surrounded by landed property, so the streetscape immediately around Royal Hallmark should stay broadly as it is - a genuine advantage for a freehold building that depends on its setting.
