Queenstown Primary 235m away

Queenstown Primary School is roughly 235m from the entrance, comfortably inside the one-kilometre priority band. New Town Primary is about 1km, and Queenstown Secondary and Queensway Secondary are both under a kilometre.

Two 44-storey towers on a 113,200 sqft site

The plot is large enough for two tall towers rather than one slab block, which is why the project can carry 77 facility items across seven zones including a 50m lap pool. Height also means that many units above the mid-levels clear the surrounding low-rise Queenstown estate.

Queens Peak includes a childcare centre and a single shop unit within its own grounds. For a 736-unit family-oriented project next to a primary school, the childcare centre is an unusually practical amenity - it saves a daily detour rather than simply adding to a brochure.

The project launched at an average of about $1,628 psf in November 2016 and has since traded at materially higher levels, with median transacted pricing at $1,947 psf in the second half of 2021 and around $2,057 psf on more recent data. Whatever the entry point, the resale history is documented and easy to check.

Queens Peak is a 99-year leasehold development of 736 units plus one shop unit at 3 Dundee Road, District 3, in the Queenstown planning area. It comprises two blocks of 44 storeys - among the taller residential towers in the district - on a plot of roughly 113,200 sqft, with a land area purchased by the developer for $483.2 million in June 2015, equivalent to about $871 psf per plot ratio.

The project was previewed on 22 and 23 October 2016 and launched on 5 November 2016, selling 242 units on launch day and 250 over the launch weekend - a take-up of 34 per cent, with one- and two-bedroom units accounting for about 90 per cent of what moved. It has since sold out completely, and in 2021 won the EdgeProp Excellence Award for innovation and layout.

The specification is deliberately extensive: seven zones containing 77 facility items, including a 50m lap pool, alongside a childcare centre and a single shop unit within the development. Unit sizes run from one to five bedrooms, with penthouse units that come with private pools.

The location is the project's strongest argument. Queenstown MRT station on the East-West Line is about 94m from the entrance with a direct above-ground link - the kind of connection normally found only in mixed-use developments. Around it sits mature Queenstown: Queenstown Primary at 235m, Sheng Siong at 338m, Anchorpoint at 652m, IKEA Alexandra at 694m and Queensway Shopping Centre at 826m. Add Alexandra Hospital and the range of markets and food centres - Tanglin Halt, Redhill, Alexandra Village, ABC Brickworks and Tiong Bahru - and this is a location that functions well without a car.

The immediate neighbourhood is well supplied. Sheng Siong is about 338m away for groceries, with FairPrice outlets at roughly 475m, 559m and 866m. Anchorpoint Shopping Centre is about 652m, IKEA Alexandra about 694m, Alexandra Central about 783m and Queensway Shopping Centre about 826m - the last of these being a long-standing destination for sports goods and tailoring. Schools are close: Queenstown Primary at 235m, New Town Primary at about 1km, Queenstown Secondary at 699m and Queensway Secondary at 852m. Queenstown Stadium, the swimming pool and the public library are all within the town. Area Transformation

Queenstown's transformation is mature and the direction of travel is set. The town has been progressively redeveloped since the 2000s, and the arrival of the One-North business park, Mediapolis, Fusionopolis and the broader Buona Vista research cluster converted a former HDB satellite town into an employment-adjacent residential district. Queens Peak itself is part of that wave, replacing the older low-rise stock that previously occupied the Dundee Road site. Looking ahead, the main changes are the continued build-out of the one-north and Science Park drive corridor, and the renewal of the older Queenstown HDB estates under the Remaking Our Heartland programme, which will gradually replace ageing blocks with denser new ones. The net effect should be positive but gradual - better amenities and a marginally younger population - rather than a step change in land values.
